renting?

Hello,
my company is offering me a villa in a compound or just above 10.000 to look for a flat myself. The villas are far too large for my liking, too far away from the office in Westbay and there are no shops or restaurants anywhere in the area, only more compounds. And I hate going everywhere by car and being stuck in the middle of nowhere regardless of the luxury I might get in return.
Will this amount be enough to get me a small 2-3 bedroom (really, 100m2 or so, 1 double bedroom is enough) unfurnished villa or apartment with pool and gym in a more lively area of Doha within reasonable commuting times to, say area of City Centre Mall? I'd rather not spend the whole amount to cover rent rises, satellite tv (european, us), and electricity/water/etc...
What should I bear in mind when renting instead of using company villas?
I wrote unfurnished, but does that include kitchen appliances? Or would that be semi-furnished?
