- Responsible for handling the complete Building Services Electromechanical and civil Maintenance jobs ( oversees all building-related activities and maintains all properties).
- To lead a team of site engineers, Supervisors, Foremen and Technicians for successful execution of all Maintenance Activities.
- Daily activity monitoring and collect report from each department engineer and supervisor.
· Monitoring Daily manpower utilization and collect the report from data entry/document clerk (Ensure that daily information update on CAFM system).
· Monitoring daily receiving complaint to attend timely and ensure that the work is being done correctly (Ensure that daily information update on CAFM system).
- Scheduling and implementation of maintenance plan and manpower utilization.
- Daily receiving and completed Maintenance request to be sign and submit to client timely.
- Monitoring Daily vehicle schedule and collect the report from vehicle coordinator.
- Attend the weekly client meeting/MOM and update all maintenance related issues.
- Control the maintenance operations and take any necessary corrective action.
· Monitoring maintenance expenses and controls the budget (CAPEX & OPEX).
- Actively getting involved in Emergency Breakdown and Troubleshooting on site.
- Sound knowledge of MEP defects with strong troubleshooting skills.
- Track and manage all service corrective and preventive maintenance building services to ensure timely and get customer satisfaction.
- Monitoring all kinds of Electrical &Electronics Maintenance activity, like home appliances and Automatic doors, Electrical cooker, washing machine, dryer machine, dish washer, microwave, etc.
- Monitoring all kinds of HVAC maintenance activity, like Mechanical & Electrical equipment’s such as Chillers, package AC units, chilled water pumps, Cold Rooms, Refrigerators, and swimming pool equipment’s etc.
- Monitoring all kinds of civil maintenance activity, like building demolition, restoring, repairing, painting, sanitary works, carpentry works etc.
- Monitoring all kinds of fire fighting and fire alarm system including emergency & exit lighting.
- Ensure appropriate implementation of preventive and corrective maintenance activities.
- Ensure the documents of Procurement and Contracts with regards to purchase of routine and non-routine items and for contracts with vendors employed to manage facilities
- Develop and guide the implementation of work safety procedures and practices ISO standard.
- Implement necessary established schedules for the proper maintenance and allocation of manpower, material, machinery, and equipment resources assigned to the site.
- Prepare and establish monthly/annual preventive maintenance schedules, Maintain appropriate records of all maintenance activities.
• Provide the operations inputs to the daily, weekly, monthly, yearly and incident reports.
· Audit and ensure compliance of the customer/client and take tenant satisfaction.
• Ensure that the function operates in accordance with QHSE health safety and environmental
Policies and procedures (ISO-9001 quality management, ISO-14001 environmental management
System, ISO-41001 facility management system, ISO-45001 occupational health and safety).
