The value of real estate transactions registered with Qatar’s Ministry of Justice reached QAR1.692bn in June, with 541 property deals recorded during the month.
According to the ministry’s monthly real estate market bulletin, Doha, Al Rayyan and Al Wakrah recorded the highest transaction values, followed by Al Daayen, Umm Salal, Al Khor and Al Thakhira, Al Shamal and Al Sheehaniya.
Transaction values totalled QAR649.1m in Doha, QAR418.4m in Al Rayyan, QAR236.2m in Al Wakrah, QAR159.6m in Al Daayen, QAR121.5m in Umm Salal, QAR79.9m in Al Khor and Al Thakhira, QAR24.7m in Al Shamal and QAR2.65m in Al Sheehaniya.
Al Rayyan accounted for 34% of the total land area traded, followed by Doha (21%), Al Wakrah (20%), Umm Salal and Al Daayen (8% each), Al Khor and Al Thakhira (6%) and Al Shamal (3%).
By number of properties sold, Al Rayyan and Doha each accounted for 25% of transactions, Al Wakrah 23%, Al Daayen 9%, Umm Salal, Al Khor, Al Thakhira (7% each), and Al Shamal 4%.
Average prices per square foot ranged from QAR499 to 925 in Doha, QAR367 to 442 in Al Rayyan, QAR242 to 424 in Al Wakrah, QAR348 to 453 in Umm Salal, QAR351 to 550 in Al Daayen, QAR260 to 322 in Al Khor and Al Thakhira, QAR161 to 256 in Al Shamal and QAR262 in Al Sheehaniya.
The ministry said five of the 10 highest-value property sales were in Doha, three in Al Rayyan, and one each in Al Daayen and Umm Salal.
Mortgage activity totalled 109 transactions worth QAR3.078bn. Doha recorded the highest number of mortgage transactions with 42 (38.5%), followed by Al Rayyan (25), Al Daayen (20), Al Wakrah (9), Umm Salal (8), Al Khor and Al Thakhira (4) and Al Sheehaniya (1).
Doha also recorded the highest mortgage value at QAR2.582bn, while Al Sheehaniya had the lowest at QAR2.86m. Eight of the 10 largest mortgaged properties were in Doha, with one each in Al Wakrah and Umm Salal.
Together, the 10 largest mortgage transactions accounted for 81% of the total mortgage value registered in June.
In the residential units segment, 150 transactions worth QAR232.7m were recorded in June, representing an increase in trading volume compared with May.
The Ministry of Justice said the figures reflected continued growth in Qatar’s real estate sector, supported by active investment and commercial activity, recent legislation covering real estate brokerage, registration, documentation, ownership and usufruct rights, and measures aimed at attracting domestic and foreign investment.
