Historical Context & Architecture

A Brief History

The Pearl-Qatar was developed by United Development Company (UDC) as an artificial island off Doha's West Bay Lagoon coast, with its first precincts opening to residents from around 2009. Perlita Gardens took shape as one of the island's garden precincts, offering low-rise homes as a counterpoint to the marina-side apartment towers. At the end of 2025, UDC acquired the Perlita Gardens project, and through 2026 it began demolition, enabling and redevelopment works aimed at a low-density, gated villa community.

Architecture & Character

The precinct favours low-rise villas and townhouses over towers, arranged along landscaped internal streets with green spaces and water features. Its defining character is privacy and greenery, giving a tucked-away, garden feel that is calmer and more residential than the busier Porto Arabia and Viva Bahriya waterfronts. UDC's announced redevelopment plans describe a gated compound of Mediterranean-style villas emphasising spacious, refined homes, while the adjacent Medina Centrale remains a short walk away for everyday amenities.
