Ministry of Municipality Lowers Minimum Villa Plot Subdivision Size to 400 Square Metres

The Ministry of Municipality has approved a reduction in the minimum subdivision size for private residential villa plots covered by the decision to 400 sq m, following a review of the country's real estate market in recent years and the use of existing infrastructure.

Under the decision, a subdivided plot for a single villa must have a minimum area of 400 sq m and a frontage of no less than 15 metres. For two attached villas, the minimum plot area is 600 sq m with a frontage of at least 20 metres.

The Ministry said the new requirements give owners of eligible private residential villa plots greater flexibility in developing their properties and allow a larger number of residential villas to be created from a single plot in accordance with approved requirements.

The decision is also intended to improve the efficient use of private residential land and existing infrastructure and services. The Ministry said the measure forms part of its efforts to respond to current and future housing needs while supporting balanced and sustainable urban development and improving quality of life across the country.
