Construction has officially begun on the final phase of the Qatar-backed Elephant & Castle regeneration project in East London, marking a major milestone in one of the UK's largest mixed-use urban developments.

The project manager, Get Living, announced that work will commence following the unanimous approval of the final designs by Southwark Council. The latest phase will be built on the current site of the London College of Communication.

The development will include 507 build-to-rent homes, of which 165 will be designated as affordable housing, alongside 452 student accommodation units, a cultural and entertainment centre, commercial spaces, and a new public green square designed to serve the local community.

Commenting on the announcement, Rick de Blaby, Chief Executive of Get Living, described the final phase as the culmination of a transformative regeneration project that combines housing, employment, leisure, healthcare, and public spaces. He said the development would leave a lasting legacy for future generations while helping address London's growing demand for affordable housing and student accommodation.

Southwark Council also welcomed the project, stating that the approved plans will significantly expand the supply of affordable homes and student housing in the borough, supporting the area's long-term regeneration.

Qatar partnered with Delancey Real Estate and the Dutch pension fund APG in 2016 to deliver the estimated £4 billion redevelopment of Elephant & Castle. The first two phases have already delivered 979 residential units, a new London College of Communication campus, retail outlets, health and leisure facilities, public parks, and improved transport infrastructure connecting the area to central London.

Once completed, the final phase will conclude a decade-long regeneration programme that has reshaped Elephant & Castle into a modern mixed-use district, reinforcing Qatar's role in one of the UK's most significant urban development projects.
