In another great announcement that comes under the directives of the Ministry of Municipality and Environment (MME), the rooftops of residential villas will be allowed an extension of construction area from 35 to 70 percent.

The announcement was made at a workshop organized by the ministry yesterday that brought together accredited engineering consultancies to highlight latest developments in the building permits systems and the new conditions for developing residential villas according to Qatar’s comprehensive urban plan, reported Gulf Times.

Hassan Al Adhami from MME’s Building Permits Complex said that the new conditions comprise a number of benefits regarding residential villas.

These include an increase in the percentage of construction area on a villa roof, which will lead to an increase in the number of rooms there as well as the total space of the villa.  

Certain rules and regulations have been laid out by MME in this regard, such as requiring a space of three meters on the rooftop floor of residential villas in front and zero space on both sides and back, reported The Peninsula. The owners are asked to pay particular attention to the privacy of their neighbors while constructing rooms or other facilities on their rooftops.

The new regulations are designed to ease the rules for residential property developers and reap full benefits from designated land plots, in addition to accommodating more inhabitants, the MME said in a statement.

Moreover, in the case of overlooking a neighbor’s property, windows should be made of fritted glass or a screen has to be erected between the two buildings.

The new regulations allow construction on an increased plot ratio, from 1.2 to 1.65, to maximize the benefit from using the land, according to MENAFN

Meanwhile, the height of the lounge (majlis) adjacent to the villa’s outer wall has been raised from 3.5m to 4.6m.

Additionally, the minimum space required for each villa within a complex has been decreased from 285sq m to 250sq m in medium-density areas.
